Rayleigh sits just north of Thundersley, a short drive from our base in Benfleet, and we work on homes across the town and the rest of Rochford District, including Hockley, Rochford and Hullbridge. We build loft conversions, timber roofs and extensions, and make bespoke fitted furniture and kitchens.
Rayleigh’s housing is mostly twentieth-century: semis, detached family homes and bungalows. Between them they suit almost every kind of loft conversion, from a simple rooflight conversion to a full dormer, and working out which one your roof suits is the first job.

Planning a Loft Conversion?
Rochford District Council looks after planning for Rayleigh and the surrounding towns and villages. Which type of conversion you choose makes the biggest difference to whether you’ll need permission.
Rochford District Council is the planning authority for Rayleigh, Rochford, Hockley, Hullbridge and the surrounding villages. If your conversion needs planning permission, that’s who you’ll apply to.
If your loft already has enough headroom, rooflights set into the existing roof slope are the least disruptive option. They don’t usually need planning permission, as long as they don’t project more than 150mm from the roof.
A mansard rebuilds the roof with a steep, near-vertical slope to create almost a full extra storey. It gives the most space of any conversion, but it almost always needs planning permission.
On some newer developments, permitted development rights were removed by a condition when the estate was approved. It’s worth checking your property’s planning history before assuming a conversion doesn’t need permission.
Even when a conversion falls under permitted development, you can apply to the council for a Lawful Development Certificate. It’s optional, but it confirms the work is lawful, which helps when you come to sell.
If you do need planning permission, councils aim to decide householder applications within eight weeks. It’s worth having that in hand before you book a start date.
